Compass’ site acquisition environmental assessment can help to ensure that all of the environmental risks are determined, including the identification and quantification of on and off-site contamination, and that the cost implication of the results is understood. This survey may also be requested by the seller of the property, to make the site a more attractive proposition for potential buyers.
Site Development/Redevelopment
When a site is being developed or redeveloped, it very often involves the local planning authority that sets strict guidelines and environmental conditions which must be adhered to during the build.
Compass can support the planning application by providing environmental and geotechnical data that will satisfy the authorities and help to secure the required permissions before the work begins. If the site owner has engaged the services of an external planning consultant, we can work with the agency to manage the entire process.
Site Remediation Options Appraisal, Strategy Development and Implementation
When site remediation is required in response to regulatory enforcement, contractual obligations or voluntary betterment, Compass can undertake a Remediation Options Appraisal (ROA), that on completion, will provide site owners with all of the relevant costs, proposed timescale, disruption levels and sustainability. From these results, Compass can develop and implement the appropriate remediation strategy, that can be executed using our network of specialist contractors. Every project is fully managed and the completed work is validated by the team to guarantee success, in line with the company’s designated budget and deadline.
Ongoing Environmental Management
Frequently a site will be required to have a discharge consent/permit, for example for the discharge of surface water to the local watercourse or effluent from a vehicle wash to foul sewer. Compass can assist in the initial application to obtain such a consent/permit and, where required, undertake routine sampling and analysis of any discharges from the site on an ongoing basis. Compass can manage the relationship with the relevant regulatory body to obtain the necessary permissions and to demonstrate ongoing compliance.
Where a client wishes to manage its ongoing environmental impact and liabilities on a proactive basis, Compass can develop a bespoke environmental monitoring programme to suit individual business needs taking account of site environmental setting and identified risks. As an example, monitoring may include routine sampling of groundwater through a network of monitoring wells.
